1. What’s the difference between a condominium and a condominium hotel?
A condominium hotel is designed to facilitate transient rental operations if the owner elects to rent his or her unit. Each unit will have separate entrances and patios that will offer several options to the owner to rent: a King bedroom, a Double Queen bedroom, a King suite, or a two-bedroom suite.
2. What is the price of the condominium?
$330,000-$390,000, depending on the location and the view from the unit.
3. What is the size of the condominium?
1,249 square feet
4. What does an owner own? Do we receive a title?
The owner would have general warranty deed on the unit, and they would own the interior space and the contents of the unit, just like a regular condominium.
5. What is the warranty on a condominium?
There is a one-year workmanship, two-year system, and 10-year structural warranty as described in the warranty literature.
6. Are the walls and floors fireproof and soundproof?
The buildings meet all 2006 International Building Codes and all fire requirements of the Lake Ozark Fire Protection District. In addition, all buildings will have fire sprinklers as well as fire hydrants to provide fire suppression. Special design provisions have been made to minimize sound transmission throughout the units.
7. Is it furnished or do we furnish it?
Each unit is fully furnished, including kitchenware, linens, towels, etc., to ensure a standard look if the owners decide to enter into a rental agreement.
8. What is the monthly assessment? What does it include?
The monthly assessment currently is $450 per 2-bedroom unit per month. This assessment covers concierge/transportation, building and liability insurance, building repair and maintenance, depreciation reserve and more. 9. Will the monthly assessment fees increase? How often? What percentage?
The monthly assessment can increase. The Condominium Association Board will determine what any increases in fees would be, which may vary from time to time.
10. Who pays for the exterior maintenance of the condominium?
The Condominium Association is responsible for the cost of the exterior maintenance.
11. Will we receive a credit if we purchase the condominium for our own use and furnish it ourselves?
The condominiums are only being sold fully furnished.
12. When will the pool and clubhouse be built? Will all Lodge guests be able to use it?
The Avila pool and clubhouse will be for Avila condo owners only. Lodge guests not staying at Avila cannot use that amenity. We anticipate construction to begin upon completion of the first pod of 36 units (fall of 2008).
13. If we choose to sell our condominium unit, may we use the listing agency of our choice?
Yes.
14. Are there plans for a condominium-hotel association board made up of condominium owners?
As units are sold, the condominium owners’ association will transfer from developer control to owner control.
15. Can the Avila sales representatives explain the Lodge rental program?
No. You must speak with a representative of The Lodge of Four Seasons Rental Company .
16. Are pets allowed in the condominium-hotel?
Yes, in designated condominiums.
17. Is smoking allowed in the condominium-hotel?
Yes, in designated smoking condominium.
18. Will an exchange program be offered with the purchase of our condominium?

19. Will Avila owners have the opportunity to lease a boat dock at the Lodge marina?
Yes. Prices depend upon length and size of boat. For a quote, please call

pick you up from your condominium and deliver you to your boat, providing
round-trip service for your convenience. Discounted pontoon and wave runner
